Under a new name and ownership, a $54.2 million apartment project near Lenexa City Center continues to make progress.
On Tuesday evening, the Lenexa City Council unanimously approved 87 Renner LLC's proposed community improvement district (CID) for the Briarstone mixe-use project, formerly known as Renner 87 Flats. The development sits at the northeast corner of 87th Street Parkway and Renner Boulevard. No one commented at the public hearing. Renner Development Co. LLC, a partnership of Clockwork Architecture + Design and Landplan Engineering, planned to develop the apartment complex and received city approval for a previous CID. After selling the property to 87 Renner, led by former Price Brothers President Doug Price, the development required crafting a new deal.
The CID will levy a 1% sales tax on all businesses within the district, which covers just more than 7 acres. The mixed-use development includes 250 multifamily units, 10,000 square feet of retail and structured parking. The CID sales tax would commence on or about Jan. 1, 2024, which is roughly when construction on the project will be completed. The money would be used to finance construction costs such as infrastructure and marketing for the project. Work on the site already has begun, Assistant City Manager Mike Nolan said. Trees have been cleared, and the developer has already started mass grading. Construction is expected to start toward the end of the year and continue through 2023.
